Key Changes to Zoning Regulations (Section 212)

Minimum Yard Requirements
- Union Street: No structure/addition closer than 15 feet from the curb.
- Walnut Street:
- No structure/addition closer than the existing Highland Hall building wall to its portico (east side).
- From that portico to the 50-foot setback along Penn Street, no structure/addition closer than 100 feet to Walnut Street.
- Spruce Street: No structure/addition closer than 15 feet from the curb.
- Penn Street: No structure/addition closer than 50 feet to Penn Street.
Maximum Lot Coverage
- Limited to 35 percent of the lot area.
Legal Basis & Effective Date
- Enacted under the Pennsylvania Municipalities Planning Code (Act No. 170, Dec. 12, 1988).
- Becomes effective immediately upon enactment.
- Applies only to the extent specified in this ordinance.
